For Pleasanton real estate the number one website as far as traffic goes is zillow.com. This website gets well over 100,000 page views a month for Pleasanton properties. This website gets well over 9.5 million visitors for California real estate a year….WOW!
With all this traffic, how great is this site? There are diffinately positives and negatives! If you use this site for its positives it is great. Zillow has housing details for almost every single property in the United States. What this means is they have basic information as far age, size, lot size, school information and even a rough estimate of value. You can also research what and when the home sold for last. You can also view homes for sale and for rent. These are great aspects for this website that can provide a lot of useful information.
If you look a little deeper this website has a lot of flaws. The biggest problem that zillow has, is inaccuracy. Currently zillow has 504 homes for sale in Pleasanton, when the actual amount of homes for sale is 223. That is over 50% inaccurate! Another problem is it does not have all the homes for sale. Real estate firms and agents have to pay to put listings on this website, and not every agent spends the money to do this. So really it is much more than 50% inaccurate!
Another problem zillow has is the estimate of values. They have an algorithm that computes price per square foot across the city of Pleasanton. Well it does not understand different neighborhoods, and desirability. For example a home on 2nd St. in downtown Pleasanton sells for the highest price per square foot in Pleasanton, and zillow will have an extremely low value for that area. They are not able to compute different locations. They also do not know if the seller makes upgrades or adds on to their homes. They do have an option for the seller to input upgrades, but that rarely happens.
