When you are in the home buying phase you should start to think about the escrow process. Once you find a home you like things will happen quickly and deadlines come even faster. Your contract will have contingencies dates where you have meet those dates! The important inspections really depend on the home but here are basics that I think every home should have.
The property inspection is a complete inspection where a licensed contractor inspects almost every aspect of the home. This inspection tests all appliances, outlets, furnace, and air conditioning. If possible they crawl under the house and in the attic. In those area’s they are inspecting the foundation, framing, plumbing, and ventilation. In the attic the framing and roof is inspected. There are several hundred aspects that are inspected and this is by far one of the most important inspections.
The termite inspection is fairly simple inspection yet very important as well. This licensed contractor is only inspecting wood items. They are looking for any damage to wood cause by either water/sun or pests. This inspection will be categorized by section 1 and section 2. Section 1 is damaged wood that needs to be repaired. Section 2 is areas that need attention or they will become damaged soon. This is more preventive damage. Since most homes are built with wood this is a very important inspection.
A roof inspection is also very important inspection for obvious reasons. We all know how bad the weather can get and you need to feel confident that your roof is not going to leak. Water finds a way to penetrate your roof and this inspection should prevent any surprises.
A chimney inspection is another important inspection. Not all homes have a chimney but most of them do. This can be a costly area of the home if repairs are needed. Play it safe and hire a professional to inspection the chimney.
Further inspections may be needed depending on the house, the lot, or what is discovered in the initial inspections. Take all the advice that is given from the inspectors or agent involved. They should have your best interest at hand!
