It seems that the world is changing overnight, and while it’s sometimes difficult to get a pulse on the real estate market, we feel confident in our almost 50 years of real estate experience to be able to share our educated predictions on the state of the Tri-Valley Real Estate market.
Predictions for the 2022 Tri-Valley Real Estate Market
Whether you live in Pleasanton, Livermore, or Dublin, the Alameda market has seen a bit of a slowdown in the last several weeks, which is common during the holidays.
Will the 2022 Tri-Valley real estate market be any different? Only time will tell. But here is what we do know with certainty:
- Livermore inventory has decreased to 19 homes for sale with a median list price of $1,495,000. With a lack of inventory, the market is still favorable toward sellers. The Gamache Team does not expect prices to fall unless inventory stays on the market longer. The average homes stayed on the market for 65 days.
- Pleasanton statistics show only 3 homes on the market with a median list price of $1,498,800 and an average of 12 days on the market. It’s difficult to anticipate what the market will be like with so few homes for sale. If Pleasanton homeowners choose to list their homes in the spring market and there is more inventory, buyers will be competing for these new homes. This drives home sale prices up. If Pleasanton homeowners ride the market out or stay where they are; if the existing homes stay on the market, then prices would expect to go down, turning the market more toward the buyer’s advantage.
- Dublin inventory shows 4 homes on the market with a median list price of $1,449,500. Dublin sellers look forward to having their homes on the market for an average of 9 days. With such little inventory and so many varied homes in Dublin, we take these stats lightly. However, these stats do favor a Seller’s market. If inventory stays low, buyers looking to purchase in Dublin can expect to pay a higher price.
New construction in Dublin’s East Ranch project could have an impact on home sales in Dublin. Buyers will have the opportunity to purchase new homes over existing homes, albeit at a higher price since lumber is at an all-time high; current Dublin homeowners may choose to move to one of the 573 newer homes on the 165 acres.
In either scenario, existing Dublin homes will either be a hot commodity snatched up by buyers who prefer established communities on Dublin’s west side; or the homes will sit on the market, passed by in favor of the newest East Ranch project.
