If you are like many unsettled buyers whose offers keep getting pushed aside over other offers, The Gamache Team understands your frustration and wants to give you tips to get the home of your dreams.
In a market such as ours, it’s very important to come to the table completely prepared and to have a realistic expectation and knowledge of the process and procedures.
The Gamache Team has proudly helped buyers and sellers in the Tri-Valley buy and sell homes, and we have almost 50 years of experience behind us.
We can say that while we have withstood the trends in the market and the craze of the Bubble and The Crash, this is an unprecedented time in real estate.
Here are Five Tips to help you get the home of your dreams:
Hire an experienced Realtor® who serves the area in which you want to purchase. It’s sometimes tempting to use your best friend, neighbor, or family member to represent you as a home buyer.
But keep in mind, hiring someone who does not know the market of the area you want to buy in could be a detriment. He may not know the market well enough to guide you to making a smart purchase decision.
Choose a Realtor® with a great reputation. Let’s face it, a Realtor® with a great reputation for getting the job done seamlessly and timely is a bonus for all involved. No one wants to hassle with a Realtor® who has poor or no reviews and take a chance on losing out on the home of your dreams. Pick wisely by reading their reviews on Zillow, Google, Facebook, Yelp, Realtor.com, or their websites.
Get Pre-Approved. This is a basic step and in this point in time, offers are expected to come in with pre-approval letters vouching you can afford the dream home and you are in good standing compared to the competition. Ask your lender for information on what you need to hand in with your offer.
Be realistic. Is this truly the home of your dreams or are you settling because you are tired of looking? Can you envision yourself in this home for the next 5-25 years?
Are you able to accept that this home may need to go through transformations to make it more to your tastes and likeness? Can you accept it as is? Are you able to afford it? Or are you stretching your budget and aware that you may have to change your lifestyle (give up fitness memberships, fancy trips, retirement savings, college savings) to afford this home? Will you be able to stay in the home if you or your partner loses your job?
Come in with your strongest offer the first time. In this market, you may not be able to get a chance to up your offer to meet the higher priced offers. Ask yourself, is this the highest I will go? If I lose this home but could have matched the offer, will I be upset?
Consider making your offer stronger by coming in with more cash for a down payment, eliminating contingencies, offering free rent back, writing a note to the homeowner that is sincere and genuine about why you love the home, send pictures of you and your family, create a video for the sellers, and think outside the box.
