Tri-Valley Homes for Sale
The latest statistics from David Stark at Bay East Association of Realtors show that all three cities have an impressive change year over year for Q2. The increase in inventory over the summer gives buyers more choices which also means that the average number of days a home sits on the market increased by 2 days.
Sellers, with more competition, it’s now more important than ever to make sure you work with a professional Realtor who knows how to prep, market, advertise, and price your house to sell immediately. When homes sit on the market too long, their value proposition is lowered in others’ eyes, and sellers often have to lower the price,
It’s better to come in with a strong price that is competitive in the market and to have a home that is move-in ready. Today’s buyers are looking for modern and updated homes which makes sense since they are spending more for a home and have less money to fix it up.

Tri-Valley Homes Sold
Year over year for Q2, the number of Tri-Valley homes sold is down just a bit for Dublin and even less so in Livermore. Pleasanton, however, shows a larger change from last June with a 26% increase.
These numbers still reflect that there are buyers wanting to purchase now instead of waiting. Smart buyers know that purchasing a home now means they won’t have to compete with so many other buyers or get into bidding wars. They realize that the higher interest rates will offset the increase in their home’s value. The ability to refinance when rates come down will be an offer they will surly consider.

Tri-Valley Sale Prices

For that reason, The Gamache Team is never surprised that Tri-Valley home sale prices increased from last year’s Q2 results.
