This will be a quiet week in real estate so let’s focus on some fun things to do around here. We are so fortunate to live near an area that has some much to offer. We are simply spoiled!
Wine tasting in Livermore is becoming a huge attraction with over 25 wineries throughout the Livermore Valley. You can find excellent wine and most likely some good entertainment at many of them this weekend.
Shadow Cliff’s is often over looked but we actually have water slides right here! The water slides are a perfect place to take the kids and turn them loose. There also are picnic tables, lake swimming, and fishing.
Hiking around the Tri-Valley is a great activity to get some exercise and take in the beautiful views. My two favorite places are the Pleasanton Ridge and Sycamore Grove. The Pleasanton Ridge has miles of trails all the way up and across the Pleasanton Ridge. You can actually make your way near the 580 freeway and on a very clear day see the Golden Gate Bridge. Sycamore Grove is more of a flat walk through nature. There are paved trails that wind through a beautiful valley. Towards the end there is a hill but you can walk on flat ground most of the way.
Golfing is a great option this weekend. The Tri-Valley has several beautiful golf courses. My two favorite courses are Callippe, and Wente. Each of those course offer beautiful views, changeling holes, and a good value.
If you are willing to go a little further San Francisco, Santa Cruz, Monterey, and Napa are all awesome places to visit. I would say right the best thing to do is to go to Yosemite National Park. The water falls right now are incredible! It is a nice day trip and will give you lasting memories!

If your home has not sold and you are wondering why, than there are several areas to look at. First of all what is the average time on the market in your price range? Maybe all the homes take as long as yours has already. If you are beyond the average then look into exactly what your realtor is doing to market your home. Is your home on the local multiple listing service? The MLS is a online realtor network that has every home for sale on it. Realtors can access all your homes information as well as get showing information to schedule a showing with you. This is the most important marketing there is!
Is your home on the four major websites? Zillow.com, Trulia.com, Realtor.com, and yahoo.com/real estate all are must haves. These four sites get most of the traffic with home buyers. Over 90% of homes sold are found first online. So it is essential to have your home where the buyers are.
Is your realtor having open houses? Open houses are important tools to get buyers in the home. With so many online buyers, a good portion of them are only going to open houses. This is great opportunity to expose your home.
Lastly if you have a good marketing plan, and your home is still sitting on the markets longer than the average, you need to look at the price. Pricing is very important in our market place now and you need to price yourself realistically. Your home is not worth what you think or even what your realtor thinks but only what a buyer will pay for it. If you have not received an offer than you are overpriced. You need to reduce your homes price at least 3% but preferably 5%. Give that price at least 30 days, and if you have not sold it by than then reduce it again.
